Three Names, One Mission: Understanding Downtown Vineland

Ask a longtime resident of Vineland about Downtown and you’ll probably hear stories about “The Avenue”—shopping on Saturdays, cruising on summer nights, and a stretch of Landis Avenue that was the center of the city’s social life.

Today, when people talk about Downtown Vineland, the consensus has changed, and you might hear three different names. Some call it The Ave. Others might refer to Main Street Vineland (which often spurs the question, “don’t you mean Main Road?”). In more formal settings, you might hear about the Vineland Downtown Improvement District.

So which one is it?

The answer is that all three are connected—but they serve different purposes. Think of it this way: one name represents the organization, one represents the strategy, and one represents the brand.

The Organization: Vineland Downtown Improvement District (VDID)

This is the formal organization responsible for managing and supporting the Downtown district—the 1.5-mile stretch of Landis Avenue between Delsea Drive and Myrtle Street. Established in 1990, the district is funded through a special assessment on properties within its boundaries. In other words, property owners in the district contribute additional funding to support improvements and services that benefit Downtown.

The VDID acts as the operational backbone of Downtown efforts. It manages district funds, supports economic development, and works with property owners, businesses, and the city to coordinate beautification projects, events, and other initiatives that strengthen the corridor.If VDID is the institution, then Main Street Vineland is the playbook used to guide its work.

The Brand: The Ave

Older Vineland residents often remember the glory days of “The Avenue” during the American High that followed World War II. In 2016, with Downtown entering a new chapter, that familiar nickname became the foundation for a new brand.

“The Ave” represents a simple idea: Downtown as a place worth noticing again.

While the Downtown Improvement District manages programs and Main Street Vineland provides the strategy, The Ave is the identity people connect with. It gives Downtown a recognizable personality and helps tell its story to residents, visitors, and future businesses.

Why It Matters

Downtown revitalization isn’t just about buildings or programs—it’s also about perception.

Over the past decade, Downtown has seen steady improvements: investment in buildings, efforts to eliminate blight, and vacancy rates that compare favorably to national trends. Yet perception often moves slower than progress.

Many longtime residents remember what Downtown once was, while younger generations are still deciding what it might be for them. The role of this office is to help bridge that gap—building on a local foundation, applying proven national strategies, and creating a brand that can evolve with the generations to come.

Downtown Vineland will always be a work in progress, but its purpose remains the same: keeping The Ave a place where the city continues to gather, invest, and grow.
